TALALA in New Heliopolis presents several named home formats. Compare the entrance, levels, outdoor boundaries and daily usability of a specific plan before choosing by its marketing name.
Turn the format name into questions
The TALALA presentation includes formats named Standalone, Den Houses, Pano Homes and S Villa. These are project presentation labels, not a current inventory list. Request a dimensioned plan and home reference before inferring bedroom count, levels or garden rights from a name.
Write down how your household would use the home: working space, a room near the entrance level, storage and large deliveries. Test the plan against those needs. Total quoted area does not by itself tell you whether the rooms, corridors and stairs will work for you.
A floor-plan review worksheet
Use a legible plan and distinguish built area from external space and usage boundaries. The following are questions to investigate, not specifications attributed to every home format.
| Priority | Evidence to request | Decision it supports |
|---|---|---|
| Entrance | Access route and shared/private boundaries | Everyday privacy |
| Vertical movement | Stair position and number of daily trips | Household accessibility |
| Rooms | Dimensions, openings and furniture positions | Usable space |
| Outside | Garden or roof boundaries and written rights | Avoiding assumed entitlements |
| Services | Meters, maintenance access and equipment | Fit-out and future responsibilities |
Review outdoor space separately
Ask whether external space is owned or provided under a usage right and what restrictions apply to structures, planting or alterations. A coloured area on a marketing plan is not proof of its legal boundary. Request the relevant home-document attachment.
Check drainage, maintenance access, service equipment and relationships to neighbouring windows or outdoor areas. These may be unclear in a general image but can affect privacy and practical management.
Locate New Heliopolis correctly
Use the project location and relevant gate to evaluate a TALALA journey. New Heliopolis should not be confused with the established Heliopolis district. Test your actual destinations rather than applying one advertised driving time to every resident.
From abroad, request a dated video journey from the entrance to the home position with camera direction explained. Match it to the plan and explicitly list what could not be verified remotely.
Ask for a requirement-led shortlist
Send the two or three essentials: bedrooms, entrance-level needs, outdoor space or intended use date. Request two matching offers if available, with deposit, later payments, finishing, delivery and charges stated in writing. A dated identified-home offer is the basis for comparison; a headline price or instalment period is not universal across TALALA.
