Taj City and Sarai are Madinet Masr developments in East Cairo with different access routes and neighbourhoods. Taj City is linked to the Ring Road opposite JW Marriott; the developer places Sarai on Cairo–Suez Road and Al-Amal axis. Compare specific homes rather than project-wide promises.

Which location works for your routine?
List your frequent destinations and test the journey from the relevant phase gate during the times you will actually travel. For occasional stays, also consider access to the people and services you plan to visit. Fixed advertising journey times are not a substitute for this check.
Compare two offers on an equal basis
- Confirm net and gross area, layout and outdoor space.
- Record finishing, floor, orientation and parking.
- Identify operational amenities and delivery commitments.
- Compare total payments, including separate fees and special instalments.
A useful starting point, not a winner for everyone
Begin with Taj City if its Ring Road access better serves your destinations; begin with Sarai if Cairo–Suez Road and Al-Amal axis better fit your travel. This is a viewing priority, not a return forecast or a ranking of investment performance.
A three-destination viewing plan
Choose three places you actually use, not three landmarks from an advertisement. For each shortlisted home, record the phase gate and parking location, the day/time tested and the route. Separate driving time from parking and the final walk. Repeat an important route when the first observation is unrepresentative; a single trip is not a guaranteed commute.
| Destination | Frequency / timing | Gate-to-destination observation | Remaining uncertainty |
|---|---|---|---|
| Work or regular activity | Your routine | Record actual route and time | Gate hours, congestion, alternatives |
| School / family commitment | Your routine | Record actual route and time | Gate hours, congestion, alternatives |
| Healthcare / frequent service | Your routine | Record actual route and time | Gate hours, congestion, alternatives |
Verify services for the identified phase
For each service you need, ask whether it operates now, which households can use it, its location relative to the home and any separately charged membership or access conditions. Record the answer date. A facility listed in a development presentation is not proof of present access for every phase.
Keep essential needs as pass/fail checks. If both homes pass, compare their documented total commitments and layout. If one needs unverified assumptions about access, delivery or services, leave it unresolved rather than scoring an assumed benefit.
